Demolition and construction
Residents have asked for further information around the demolition and construction process for the development if planning permission is granted and work then starts on site. We have provided an overview of the steps we would undertake but before any work starts, Southwark Council has to approve an agreed Construction Environmental Management Plan.
Agreement will be sought with highways to establish site access protocols. A construction logistics plan will be submitted to the Council for approval, this will set out the proposed arrangements for deliveries and vehicle routing.
Prior to commencement of any works on site, noise, dust and vibration monitoring stations are typically installed in key locations. These monitoring stations offer real time environmental feedback against set parameters. If pre-set parameters are exceeded, automated alerts will be triggered so the work activity in question can be stopped, and corrective action implemented. During the demolition and construction process, control measures will be implemented and utilised to control noise, vibration and dust levels on site.
The main objectives will be to both minimize the production of dust by controlled demolition and construction methodsĀ and to suppress any dust that is generated at source. The following measures are typically put in place to mitigate the impact of construction:
- The dampening down of ground areas with water keeping dust levels down in areas of vehicle and plant movement
- Constant monitoring of the area to maintain damping down and reduce dust migration
- The use of fine water sprays during any demolition work to keep dust levels down
- Secure solid hoarding to boundary
- Exclusion zone Heras fencing with debris netting
- Positioning of stockpiles away from the site boundary and limiting height levels on site.
The contractor will appoint a community liaison officer who will maintain good communication with neighbours and third parties throughout the construction process. Means of communication during demolition and construction include letter drops, newsletters and meetings
Notting Hill Genesis will only employ construction contractors who are part of the Considerate Constructors Scheme which ensures the impact of the building works on local communities is minimised in terms of noise, traffic access and hours of operation.
